Uttar Pradesh Stamp Duty + Registration — The 2026 Picture

UP is the largest property market in India by transaction count. Buying property here means paying two charges at registration: stamp duty (7% statewide) and registration fee (1% — and unlike most states, uncapped). For a ₹1 crore Noida flat, that's a flat ₹8,00,000 — and unlike Maharashtra or Karnataka, there's no meaningful women concession to soften the blow.

The women concession is a trap if you're not careful. UP advertises "1% concession for women" — but the rebate is capped at ₹10,000 flat (per the 2022 amendment). On a ₹50 lakh property, a Maharashtra woman saves ₹50,000. A UP woman saves ₹10,000. Don't budget more than that.

Why UP Registration Fee Hurts More Than Most States

Most large Indian states cap registration fee at ₹30,000 — meaning anything above ₹30 lakh property value pays a flat ₹30,000. UP removed this cap in February 2020. The state's reasoning was revenue: high-end Noida and Gurgaon-adjacent transactions were paying the same ₹30,000 as a small-town Kanpur house.

Net effect: every ₹1 lakh of property value above ₹30 lakh costs you an extra ₹1,000 in registration that you wouldn't pay in Maharashtra, Karnataka, or Delhi. On a ₹2 crore property, that's an extra ₹1,70,000.

Highest absolute values in UP. Same 7% + 1% — but with no registration cap, a ₹3 crore Sector 150 apartment pays ₹3 lakh registration alone. Many buyers register the property under wife's sole name purely for the ₹10,000 rebate (better than nothing).

Ghaziabad

Same statewide rates. SRO Ghaziabad has heavy volume — book appointment slots 2-3 weeks ahead.

Same 7% + 1%. Circle rates here lag well behind market — most transactions happen on agreement value. Check the e-Stamp portal for the locality's official rate before assuming.

Parents transferring property to children, spouses gifting between each other, or siblings consolidating an inheritance can save lakhs versus a sale deed. The "blood family" definition includes parents, spouse, children, siblings, and grandchildren.
